Grouse Grange, Copthorne

Grouse Grange, Effingham Lane, Copthorne

This private community of 4 properties will appeal to energy conscientious families or downsizers, offering homes with thoughtful layouts, stylish interiors and energy saving technology.

Our aim has been to make each home as energy efficient as possible to reduce the demand for energy and thus demand of energy from renewable sources.  Sustainable design has focused on the fabric of the building – increasing levels of insulation, increasing air tightness, addressing thermal bridging issues and use of efficient heating and appliances. The properties are low energy homes with the objective of energy cost savings being more than 50% compared to the average, equivalent size UK home.

  • ASHP heating with zero hydrocarbons to site

  • Improved insulation and air-tightness package

  • 7 PV panels on each property with immersion heater sensing technology to utilise waste PV power for water heating

  • MVHR with preheater functionality

  • Zypho shower outlet heat exchangers to recoup lost heat from waste shower water

  • Quality aluminium windows and doors which far exceed the minimum U value requirements

  • Zero maintenance and A1 fire rated external cladding materials utilising a combination of an aluminium timber effect cladding, cement board thin coat rendering and steel paneling feature dormers and canopies. In addition we have invested in a zero maintenance facia/soffit overlay system and a 50 year warranty Lindab steel guttering system.

To greatly reduce the developments carbon emissions, the principle has been to follow the energy hierarchy:

Be Lean – form factor, south facing windows, optimal insulation, A++ rated appliances, low energy lighting.

Be Clean – Mechanical Ventilation Heat Recovery (MVHR) system to save energy and improve ventilation; ZYPHO wastewater heat recovery for showers.

Be Green – renewables: solar photovoltaics (PV), air source heat pumps (ASHP). Underfloor Heating (UFH) in all rooms. Electric Vehicle (EV) Charging points for each home.

Lying on the borders of West Sussex and Surrey, the village lies close to Gatwick Airport, 25.5 miles south of London, 21.5 miles north of Brighton.  Grouse Grange is perfectly placed for coastal day trips, cultural evenings in the West End or trips to Europe or further afield.

Copthorne is a sociable village with historic cricket club, football club, golf courses and horse riding. The annual lively carnival, which has been running for over half a century, is a major event where the streets play host to floats, dancers and colourful characters as well as a selection of stalls and games.

Alongside the recreational options there are also excellent pubs and restaurants within walking distance of the development in which to unwind. Maybe after a walk at the nearby National Trust Standen Estate or Worth Park Gardens.
